Is there an application and administration fee? If so, what are they?
Yes. We have a $100 application fee for anyone over the age of 21 and a one-time $350 administration fee. Both fees are due at the time of application.
What lease terms do you offer (6, 9, 12 months)?
We offer anywhere from 10 months to 13 months to allow for flexibility.
How much is the security deposit?
Our security deposit ranges from $500 to $1,000 depending on the approval status from our RealPage screening results.
Is renter’s insurance required? 
Yes. You can provide your own renter’s insurance policy or choose to opt in to our RealCoverage for an additional monthly fee.
When is my rent due? 
Rent is due on the 1st of every month, and you have a grace period until the 5th to make your payment.
How do I pay my rent? 
Rent is paid conveniently online through LoftLiving. You can use your checking account, debit card, or credit card to make payments quickly and securely.
Are any utilities included? 
No, all utilities are separate. Electricity is paid directly to Duke Energy, and water is billed through your resident portal.
Are there additional fees I should expect?
Yes. There’s a $35 monthly trash fee, a $75 monthly technology fee, and a $7 monthly pest control fee.
How do residents submit maintenance requests? 
Residents can submit maintenance requests online through their LoftLiving portal. For emergencies, residents contact the office and select the maintenance emergency option to get immediate assistance.
Is 24-hour emergency maintenance available? What qualifies as an emergency maintenance request? 
Yes! We offer 24-hour emergency maintenance for urgent issues. Examples include leaks or flooding, no air conditioning during extreme heat, no heat during extreme cold, electrical issues causing power loss, and broken locks.
Is there a technology package at this property? (If yes, what does it include?)
Yes! Internet service is provided through Spectrum, so you can stay connected right from your home
Do the apartments have a washer/dryer? If not, is there a laundry service available on site? (Include cost if so)
Yes! All of our apartments come equipped with a washer and dryer for your convenience.
Is parking available and is it included? 
Yes! Each home comes with either a one- or two-car garage, plus additional driveway space, so you’ll have plenty of parking for you and your guests.
Is the community pet friendly?
Yes! Our community welcomes cats and dogs.
What is the pet policy including fees, restrictions and how many pets are allowed per apartment? 
Each home may have a maximum of two pets. There are no age or weight restrictions, though certain breeds are prohibited. All pets must be up to date on vaccinations, and pet screening registration is required for all residents. There is a yearly pet screening fee of $20.
Do you offer furnished apartments? 
No, we do not offer furnished apartments at this time.
Is there reserved parking or personal garages available (include additional fees)?
Yes! Each home comes with a personal garage, and there are no additional fees for parking.
What amenities does this property have? 
Our community will feature a pool, fire pit, outdoor grill station, fully equipped fitness center, yoga room, clubhouse, community spaces, and a nature trail coming soon.
Is there an amenity fee? If so, what does this amenity fee include? (include fee amount if applicable)
Not at this time, there is currently no amenity fee. However, an amenity fee may be introduced in the future.
How do I schedule a tour at this community? 
You can book online through our website, on platforms like Apartments.com, or simply give our leasing office a call.
Do you offer in-person, virtual or self-guided tours?
Yes! We currently offer in-person and virtual tours, and self-guided tours will be coming soon.
How soon can I move in?
You can move in as soon as you’re approved! We’ll work with you to make the process quick and easy
How do I apply for an apartment?
Applying is simple! Just visit our website and select APPLY NOW to start your application online.
What are the income and credit requirements?
Residents must have an income of at least three times the rental amount. Credit is evaluated by a third-party screening service, so we are unable to provide specifics on credit requirements.
Do you accept co-signers or guarantors? 
Yes! We do accept co-signers or guarantors, but they must also meet our qualification requirements.
What documents are required to apply? 
To apply, you’ll need to provide proof of income and valid government issued identification.
